However, your agent, lender, and home inspector will have insight about the Silicon Valley property market that comes from years of experience. Real estate isn’t just a numbers game. It’s also a personal interaction. Put your agent’s strengths to good use. An agent who’s a good people person should do most of the communicating with the seller and their agent. A finance whiz should be in charge of writing the offer.

2. Get serious about what it takes to purchase a home. This probably sounds ridiculously obvious. 3. Stay flexible and expect bumps in the road. Once you’ve had an offer accepted and are in escrow, that is not a guarantee that there will be smooth sailing. In fact, there are always some issues that look like they could threaten the entire transaction. Expect this. Try not to get your heart set on closing by certain dates or other factors you don’t control. Be guided by the experience of your agent and stay as calm as you can when obstacles come up.

So much more can be said about staying sane in a competitive market, but the truth is that staying calm and flexible will get you through just about every challenge you’re likely to encounter.

A recent report from Freddie Mac takes a look at projected rates of homeownership in the coming years as well as refinancing trends of current homeowners. The rates of homeownership across the county are expected to rebound by 1.9 percent in 2016 and 2.3 percent in 2017. As the economy continues to improve, unemployment rates are also expected to drop slightly.

Many Silicon Valley real estate owners have taken advantage of the low interest rates to refinance their mortgages. Since homes have been appreciating in value at a solid rate, this is allowing homeowners to also take out additional money to pay off other debt, travel, and tackle home improvement projects, among other things. Homes across the nation are expected to appreciate, on average, by 5% in 2016 and by 4% in 2017. Thankfully, homeowners and banks are being smart and not biting off more than they can chew, as was the case in the past. The current average loan-to-value ratio for cash out refinances is 69%. Interest rates stay put on Silicon Valley real estate.After much speculation that the Fed was poised to raise interest rates, it now seems very unlikely that rates will go up in June or even in July. The jobs report for May was the weakest in the past six years. Only 38,000 jobs were created in May, though experts predicted the creation of 155,000 new jobs. Comments from Fed Chair Janet Yelland lent credence to earlier speculation that she was poised to increase rates. Earlier in the month, both Yelland and other officials cited increased consumer confidence and steady, if slow, recovery from the winter slump last year.

Interest Rates Will Not Go Up for Silicon Valley Home Buyers

It’s hard to say what effect this will have on Silicon Valley home selling. On the one hand, a weak jobs report isn’t good news for anyone. However, Silicon Valley continues to enjoy a robust economy. Mortgage rates will remain at their historic lows, which as proven enticing for buyers this year. The area’s many amenities, as well as good economic prospects, make the Silicon Valley real estate one of the fastest-moving in the state. It will be interesting to see what statements come out of the Fed policy meeting, which will be held June 14th to the 15th. Summer is historically the most active time in the real estate market.

Live in Santa Clara and visit Headen-Inman House.Old house enthusiasts who live in Santa Clara can tour a beautiful example of a California Arts and Crafts home at the Headen-Inman House. Located at 1509 Warburton Avenue, it was originally part of the Headen estate and was moved to its present Santa Clara property in 1985. The house is named for two of its past owners but is owned by the city of Santa Clara. The woodwork on the interior of the house is exquisite. The four-paneled front door and beveled light fixtures are beautifully preserved examples of typical Arts and Crafts movement features.

The Headen-Inman House has several interesting exhibits, which tell the story of the first people to live in Santa Clara. Don’t miss the Santa Clara Founders and Pioneers Room to find out about the people who worked to found the city. Artifacts and photographs bring this history to life. The Santa Clara Art Foundation uses the space for its rotating exhibits. The museum is open most Sunday afternoons from 1 to 4 p.m. Come often, as there is no charge for admission. Experts predict that the Fed will probably be raising the benchmark rate in either June or July. This is a development of interest for those looking at the Silicon Valley real estate market. Mortgage rates will almost certainly see small increases as well. It’s tricky to predict what a small rate increase will do to Silicon Valley home selling. The market has enough demand that it might not have a noticeable effect, but it could slow the market down a bit, as people have more challenges getting a mortgage at a good rate. This might be good news for buyers if it does indeed decrease competition a bit.

Rising Rates Have Uncertain Effect on Silicon Valley Home Sales

All real estate is local, of course, and Silicon Valley real estate is in an area of great economic growth. In the rest of the country, consumer confidence seems to be increasing, after a tough first quarter. In April, retail spending increased at the highest rate in about a year. The Federal Reserve Bank of New York is predicting that growth in the second quarter will be about 2.9 percent, which also represents the most significant economic gain in a year.
