Silicon Valley Property Report for September 2017

Read the latest Silicon Valley property report.We hope you’re having a great Labor Day weekend! We’re checking in with Silicon Valley property to see the latest trends. The median home price is $2,198,500. This is about the same as last month. Prices remain in the plateau we’ve seen for the past few months. Asking price per square foot is at $786, essential unchanged from last month. Silicon Valley homes spend an average of 101 days on the market, which is close to last month’s 99 days. The market remains in seller’s territory. Over the last few weeks, we’ve seen a decrease in inventory, which tends to favor sellers more strongly.

Silicon Valley property has a more varied picture when it’s divided into quartiles. The bottom 25% of houses have a median price of $925,000. They are an average of 1906 square feet in size and sell in 68 days. The third quartile has a median price of $1,768,000 and are an average of 2344 square feet. These houses sell in 81 days. In the upper quartile, houses have a median price of $2,894,444. They are 3564 square feet and sell in 77 days. The top quartile has a median price of $5,162,000. These properties are an average of 5494 square feet and sell in 182 days.

August 2017 Silicon Valley Real Estate Market Report

Read the latest news on Silicon Valley real estate.It’s time for our monthly Silicon Valley real estate market report. The median list price of homes in the area is $2,249,000. This is unchanged from last month. In general, trends seem to indicate a weakening market. Homes spend more time on the market this month than last month, at 99 days now, compared to 97 last month. The asking price per square foot is at $773, up significantly from last month’s $713. We are still very much in seller’s market territory, though it’s hard to say whether that will continue with the present plateau in prices. Properties that have decreased the asking price is at 37%.

Get the Latest Trends in Silicon Valley Property

We see a more multifaceted market picture when we look at the Silicon Valley property quartiles. The bottom 25% of houses have a median price of $995,000. These houses are an average of 1956 square feet and sell in an average of 65 days. Last month, these houses sold in an average of 47 days. In the next quartile, houses have a median price of $1,776,500. The are 2396 square feet and sell in an average of 93 days, which is less than last month’s average of 107 days. In the second quartile, houses have a median price of $2,843,944 and are 3174 square feet in size. They sell in an average of 74 days, up one day from last month. The most expensive Silicon Valley real estate have a median price of $4,647,500. They are 5458 square feet on average and sell in 166 days, up four days from last month.

The dates for this year’s show are July 29th and 30th, 2017 and it will take place at the Hyatt Regency in Santa Clara. This is the 21st show and is sure to be a fun filled weekend. Not only will guests have the opportunity to play the machines, which will be set on free play, but also attend seminars, hear speakers, and participate in tournaments. There will be some games to look at, play, and admire, and even some for sale.
