However, a new study from the National Association of Realtors has found certain beliefs among first-time homebuyers that may put up unnecessary hurdles to homeownership. Of the interviewees who did not own homes, most estimated the necessary down payment at 15 to over 20% of the purchase price. This would be a nearly insurmountable problem for people hoping to buy Silicon Valley real estate. However, it’s not true. The NAR has found that in 2016, the average down payment was 11%. Of homebuyers younger than 35, the average down payment was 8%. In that age bracket, 16% of homebuyers did not have to put down any down payment at all.

Buy Silicon Valley real estate early in 2017.If you’re thinking of buying Silicon Valley real estate this year, the expert advice is to do it sooner rather than later. There are a couple of reasons for this. For one thing, the Silicon Valley home market suffers from low inventory. This is especially true for more modestly priced homes. While new development offsets that somewhat, the current rate is not enough to fulfill demand. The winter months are typically slow for real estate. This means that if you can get into the market now, you will have a better chance of getting the house you want without the stress of bidding wars or having multiple rejected offers.

Interest Rates Projected to Go up, Affecting Silicon Valley Home Loans

The second factor that points toward buying sooner rather than later is interest rates. In comparison to last year, rates are up about a quarter of a point. This means that payments are about 3% higher than they were last year. That isn’t enough to break the budget for most people. However, rates are projected to go up by as much as three quarter of a point. This puts payments at 9% higher than they currently are, which is a sizeable increase.

San Jose Home Owners Hone Archery Skills at Black Mountain Archery Club

Practice archery near your San Jose home.Archers who call San Jose home can find camaraderie and a chance to sharpen their bow skills at Black Mountain Bowmen Archery Club & Range. This non-profit organization has been around since 1952 and is 100% volunteer operated. San Jose real estate owners are lucky to have this range nearby, as it is only one of five that is located in the Mission Trails Bowhunters Association region. Come on out to find both practice targets and an official 28 target NFAA field course. The roving course is similar to a round of golf and is great fun to participate in with friends or family. Hours of operation are 8 a.m. until sunset seven days a week. The only exceptions are when there are work parties or special events at the club. Use of the range is free, but donations are greatly appreciated to help maintain the grounds. Home Sellers Living in Silicon Valley Enjoy Higher Property Values

Find out about home prices and living in Silicon Valley.Homeowners living in Silicon Valley celebrate an increase in annual home values in December of 2016. The California Association of Realtors presented the median price of a single family Silicon Valley property as $775,820 with an increase of 6.3% year over year. Values are significantly lower statewide where single family dwelling face an average price of $509,060 with a growth percentage of 3.9% since December of 2015.

Challenges in the housing market stem from low inventory for buyers and affordability factors. Sellers living in Silicon Valley may may find conditions favorable as they place their homes on the market. Trends are predicted to remain consistent throughout 2017 in the region.

Silicon Valley Property Predicted to Rise in Value

Nine Bay Area counties experienced ranges of home value appreciation in varying degrees. Napa County saw the smallest increase at 1.5%, with Solano County on top with 15.9%. California’s most expensive real estate market was San Mateo County, with San Francisco County not far behind. Median prices for both regions were above $1,300,000.

Residents in the Bay Area live an envied lifestyle resulting in low inventory in the local housing market. Although 2015 brought a slight increase in inventory from the previous year, constraints are still anticipated for 2017. According to CAR Senior Vice President Leslie Appleton-Young limited inventory will continue to provide challenges in the real estate market.

Everyone Living in Santa Clara Will Learn about the City’s Railroading Past

The museum is located within the original railroad depot, built in 1863, a truly historic Santa Clara property. Inside are two model train layouts, in HO and N scale. These depict different eras in the railroads, as well as several areas of operations. Volunteers at the museum change the layouts regularly, so it’s always worth a visit to see what’s new. The Passenger Waiting Room has been fully restored and houses items showing the development of travel by rail, as well as the many people who made it possible, from ticket clerks to engineers.

The museum is open Tuesdays from 5 to 8 p.m. and Saturdays from 10 a.m. to 3 p.m. Admission is free. Consider joining the South Bay Historical Railroad Society to help support the preservation work.
