Air Conditioner Maintenance Tips to Keep Silicon Valley Property Cool

Do air conditioner maintenance on Silicon Valley property. There are many things you can do to keep your air conditioner running efficiently and smoothly at your Silicon Valley property. First and foremost, it is important to not wait until the weather is really hot to make sure the unit is functioning properly. Turn on your air conditioner about 30 days before the weather is expected to heat up and let it run for 30 minutes to test it out. This will give you time to make repairs if needed before hot weather hits. During this time also ensure that the area around your unit is free from debris, branches, leaves, or anything else that could get in the way of airflow. If anything around your Silicon Valley property is getting in the way of airflow, it is likely that your unit will not be able to make enough cold air.

Silicon Valley Real Estate Owners Take Time to Do Regular A/C Check Ups

Other general maintenance tips are to regularly check and change the cooling filters so they do not get clogged and impede airflow. Also evaluate the area around our unit and if it is in full sun, consider trying to create some shade to maximize the air conditioners cooling ability. Be sure to look at the condenser fins when doing the inspection. If any are bent, straighten them out with a fin comb. Lastly, keep your costs down and prolong the life of your air conditioner by installing a programmable thermostat. Let your house warm up when you are away from home and only cool it when people are present at your Silicon Valley real estate.

How to Save on Your Silicon Valley Property Utility Bill This Summer

Use a ceiling fan to reduce the utility bill on Silicon Valley property.Being proactive and thinking ahead can help save some major money on utility bills for your Silicon Valley property this summer. Before the weather gets too hot, makes sure that your HVAC system is in good working order. Change all of the filters and take a close look at the outdoor unit to check for any damage such as warped panels or rust on the outside. Also check the inside to make sure it looks good with no animal nests or other wear and tear. Open up all of the vents in your Silicon Valley real estate and give them a good cleaning too so that the system will run efficiently. Also plan ahead and be proactive in your utility use by switching to energy efficient LED bulbs, keeping the blinds closed during the day to limit the sun heating up your home, use a ceiling fan to circulate air, and be thoughtful when programming your thermostat.

Silicon Valley Real Estate Owners Conserve Water

As for water, think of investing in a water cistern. By collecting rainwater, you can keep your Silicon Valley property looking green and neat without running up the water bill. Use this water for the grass, garden, or washing your car. Also keep in mind that an irrigation system actually wastes a ton of water. Even though it may sound nice to have the watering done automatically on a schedule, doing it by hand saves a large amount of water. This means that the lawn won’t get watered wastefully after the rain and that water will only go where it is needed, not on a sidewalk or in rocks. Plan ahead and get a grip on your energy use before the really hot weather hits.

Dealing with Bad News on a Silicon Valley Real Estate Inspection

Learn about home inspection on Silicon Valley real estate. If you’re on the market for Silicon Valley real estate, you will be familiar with the home inspection process. The goal of a home inspection is to make sure there aren’t any serious problems with a Silicon Valley property. Most buyers make the sale of the house contingent on the home inspection. Some problems are serious enough that it’s wise to you don’t want to move forward with a deal. Structural damage or serious water damage are two problems you don’t want to ignore.

Hire Experts to Examine Silicon Valley Property to Know What’s Fixable

However, there are some other problems that don’t have to end the deal. One example is lead paint. Lead in paint was banned in 1978, but if you’re looking at older homes, a home inspector still might find some. It is possible to hire a professional who can safely remove lead paint.

Sometimes a home inspector will note an issue, but the true extent will not be known. Mold is an example. A bit of mold in the bathroom might mean you need to install a fan. Or it could mean that there is a toxic infestation. To determine what the issue really is, hire a mold specialist who can tell you the true extent of the issue. Similarly, a home inspector might find signs of a bug infestation. A professional exterminator is the person who can tell if there is structural damage. If you’ve found the perfect Silicon Valley real estate location, it’s worth it to hire experts to determine whether the problem is fixable or not. You can also negotiate with the seller and ask for them to fix the problem or contribute to closing costs.
